What does an assessment involve?
We will need to understand the internal layout of the building, how it has been constructed, what it is designed to be used for, the services and lighting and controls used.
This is to understand the energy demands of each individual part (zones) of the building which are used for different purposes eg office, factory, we will need to validate (via plans and/or physical survey) the zones, thermal insulation and building services.
The time taken to perform an energy assessment will vary according to the size and nature of the property. Because of the wide variation of commercial buildings, any form of 'average time' would not be meaningful.
The information gathered is collated and then utilising the latest software package the data is entered into the system which prepares the EPC and recommendation report. We will then record the certificate onto a national register via our accreditation scheme and provide the seller or prospective landlord with a copy. The certificate is then ready to be given to new building owners or made available to prospective buyers or tenants.
Energy Performance Certificates and Display Energy Certificates have to be produced using the relevant calculation tool specified in the National Calculation Methodology. This applies for all energy certificates whether on construction, sale or rent, or for public display.
It is the responsibility of the person selling or renting a building to have a valid EPC to show to prospective buyers and tenants. The EPC must be given to the eventual buyer or tenant.
